There is no need for a crystal ball to predict a new growth area in Auckland. Avondale is a shining star that has been designated by the Auckland City Council as one of the “areas of change”. It was selected as a “priority one” area of development for its convenient access to public transport, already growing diverse population and ability of existing infrastructure to be upgraded in the future. The Waterview Connection Project will complete the Western Ring Route around Auckland by extending SH20 to the Northwestern Motorway (SH16) at Great North Road, Waterview and widening SH16 from St Lukes to Te Atatu. This makes the South East and airport far more accessible. There are plans to develop Avondale into a vibrant town centre including a development of recreational facilities,
improving access to the coast line and relocating Avondale train station. It’s so central to Auckland CBD, close to New Windsor Primary School and highly regarded Avondale College, Lynn Mall and St Lukes Westfield. There is an ice skating rink, race course and a colourful Sunday market and it’s close to Point Chevalier beach.

The town symbol is a huge Australian huntsman spider that found its way to Avondale in the 1920’s. It must be perhaps the last city fringe suburb that has not yet been gentrified and returned to its former glory. Avondale is one of Auckland’s oldest suburbs formerly known as Grey Town in the 1860’s and is replete with beautiful historic villas. Currently there is a surprising lack of space for redevelopment with very few subdividable sections still available. Savvy investors buy in areas prior to redevelopment and reap the future benefits. Being close to affluent suburbs must add value.
